Open title and escrow
You start a file, and a licensed partner opens title and a neutral escrow account. Escrow holds the earnest money, loan funds, and documents in trust so no money changes hands until every condition is met.
Search and clear title
A title search reviews the chain of ownership, liens, judgments, and unpaid taxes. Anything outstanding is cleared, and owner’s and lender’s title insurance is prepared to protect your ownership against prior claims.
Schedule the signing
Choose how you sign: remote online notarization from a laptop, a mobile notary who comes to you, or a power of attorney if you are deployed or stationed OCONUS. Mail-away packages are prepared and tracked across time zones.
Fund and record
Once documents are signed and funds are in escrow, the closer disburses funds and records the deed with the county — commonly within a 45–90 day window from contract. You receive your recorded documents and title policy.
